House Rules
Simple, common-sense rules so every guest has a great stay — and the next guest does too. Specific properties may have a few additional rules; you'll see those in your welcome packet.
Check-in & check-out
- Arrive after 3:00 PM (flexible by arrangement)
- Check out by 11:00 AM
Guests & visitors
- Maximum occupancy as stated on the listing
- No unregistered overnight guests
- No extra visitors without prior approval
Quiet hours
- 12:00 AM – 7:00 AM — please be respectful of neighbors
What's not allowed
- Parties or events
- Smoking, vaping, or cannabis anywhere on the property (inside or outside)
Pets
- Pets are NOT allowed at Mini Mansion (La Porte) or The Cozy Getaway (Colorado Springs)
- Pets ARE allowed at Cozy Condo by the City (Denver) with prior approval — an additional fee may apply
- Service animals are welcome at all properties per ADA
- Bringing an unapproved pet may result in a cleaning/damage fee and potential removal
Grilling
- Permitted in the backyard only
- Please use caution and clean the grill area after use
Trash & disposal
- All trash must be in sealed bags — loose trash will not be picked up
- Pickup days vary by location — check your welcome packet
Yard service
- Yard maintenance takes place on scheduled days at certain properties
- Please leave the side gate unlocked on those days so the team can access the yard
- Specific schedule is shared in your welcome packet
Care of the home
- Please do not move or rearrange furniture
- Leave everything roughly as you found it
- Wipe up spills, dispose of trash properly
- Report any damage or issues before departure so we can address them
Board games & books
- Return all pieces to their original boxes
- Put games back where you found them
- Let us know if anything is missing or broken
Something not working?
If anything needs attention during your stay — a repair, an appliance, anything at all — email maintenance@traproperties.com and we'll get it sorted as quickly as we can.
Guests are expected to follow these rules and may be asked to leave for repeated or serious violations.
